San Clemente CRE | Chick-Fil-A
The most beloved chicken sandwich vendor in America has officially broken ground in San Clemente and is expected to join the small list of the city's approved development projects sometime in 2020.
Has it felt like you've been hearing about a Chick-Fil-A coming to San Clemente for what feels like an eternity? The city of San Clemente had officially approved plans for the fast-food giant all the way back in December of 2018. What has kept the connoisseur of chicken sandwiches from breaking ground until recently remains largely unknown. Many residents suspect it has something to do with city interference, however, this is unlikely. The development projects page shows approval from the Coastal Commission wasn't needed, which is what usually causes the delays residents blame on their local cities.
From the perspective of a local CRE professional: A likely explanation as to what caused the delay could largely fall on the private negotiations being held between the franchise and the Outlets Mall management team and their CEO/Founder, Steven Craig. With the on-going negotiations between the cinema company Metropolitan Theaters & hotel giant Marriott International, either side could reasonably find a way to leverage the uncertainty of both tenant opportunities to their advantage. However, an agreement has been made, and development is underway almost a year later, so we can assume if this was the case, it's finally over.
The new location is expected to open in 2020, joining the expected opening of the Metropolitan Theater.
